Steam Generators vs. Boilers: 7 Questions Facilities Managers Ask (and One They Should)

A steam gen is usually faster to start, smaller, and easier to modulate for varying loads. But it's not necessarily better. The right choice depends on how much steam you need, how consistent the demand is, and whether you're producing steam for cooking or heating.

I used to think steam gen meant 'modern, always better.' After five years of service calls, I've changed my mind. For a bakery or small hotel kitchen, a gas powered steam generator makes sense. For a plant that needs 10,000 lb/hr, a natural gas steam boiler still wins.

2. What is a pure steam generator?

A pure steam generator produces steam that doesn't touch boiler additives. In a typical commercial boiler service setup, water is treated with chemicals to prevent scale and corrosion. That's fine for heating, but not fine for food, steam injection, or humidification in clean rooms. A pure steam generator uses treated feed water (often reverse-osmosis or deionized) and generates steam in a stainless steel heat exchanger. The result is steam with very low conductivity, no volatile amines, and no carryover.

When do you need one? If you're steaming food directly, carbonating beverages, or humidifying a pharmaceutical space, pure steam is the standard. If your only concern is making a room warm, you don't need it. I've seen facilities pay extra for pure steam 'just because,' when a conventional boiler would have been fine. And I've seen the opposite—a bakery using a standard boiler and wondering why the bread smelled like amine. Know your application before you spec it.

3. How often should I schedule commercial boiler service?

As of January 2025, most manufacturers in this segment recommend a full inspection every six months for gas-fired steam equipment, plus an annual tune-up. That's not a suggestion. Scale, sediment, burner wear, and control calibration affect efficiency and safety. I've been to emergency calls where the root cause was simply 'we skipped the fall service.'

When I'm triaging a rush order, the first question I ask is 'when was your last service?' In about 40% of my emergency calls, the unit hasn't been touched in over a year. A commercial boiler service contract is usually $400-$1,200 per visit, depending on the burner and controls. Compare that to an emergency repair call, which can run $2,500 before parts. 4. Gas powered steam generator or natural gas steam boiler: which is better?

A gas powered steam generator fires on natural gas and produces steam quickly from a relatively small footprint. It's ideal for intermittent demand—dishwashers, steam kettles, or a food processing line that runs in batches. A natural gas steam boiler stores a large volume of hot water and steam. It's better for steady, high-volume demand, like space heating plus process load in winter.

There's also the efficiency angle. A condensing boiler can hit 90-98% efficiency because it recovers heat from the flue gas. A non-condensing gas powered steam generator might sit around 80-85%. But efficiency doesn't matter if the heat exchanger scales up because the water treatment is poor. I've pulled apart two-year-old steam generators that looked like they'd been underwater in a cave. The machine wasn't the problem. The water was.

5. Which one is easier to install?

Installation is where the budget gets real. A gas powered steam generator often fits through a standard doorway and can be skidded into a mechanical room. A natural gas steam boiler is another story—it may require welding, crane lifts, and a pressure vessel inspection. But the smaller generator might also mean more fuel gas piping and a dedicated water feed system. I've seen retrofit quotes double because the contractor didn't account for condensate and blowdown lines. Get a site visit before you choose.

6. Are condensing boilers worth the extra cost?

I have mixed feelings about condensing boilers. On one hand, they save fuel—typically 10-15% versus a conventional atmospheric boiler. On the other hand, they demand more from the condensate system and controls. If your team has never worked on a condensing boiler, a small issue like a plugged condensate trap can shut the whole plant down.

In my experience, a condensing boiler is worth it if you have a large, consistent heating load. It's less compelling if you just need a backup steam source for a few hours a week. The initial cost can be 30-50% higher, and you'll need a commercial boiler service tech who understands the controls. Don't let a salesperson talk you into condensing if your facility can't handle the periodic neutralization and condensate maintenance.

7. Why is the cheapest quote not the cheapest?

Let me tell you about one of my biggest regrets. I still kick myself for recommending a low-cost vendor to a client back in 2022. The quote was $2,300 on a $3,900 job. The system failed four months later, damaged the compressor, and cost $6,800 to fix. We saved $1,600 and lost $6,800. Great math.

When I'm evaluating a commercial boiler service quote, I don't mainly look at the hourly rate. I look at response time, parts availability, and whether the tech actually knows the equipment. A $95/hour tech who has never seen a gas powered steam generator is more expensive than a $150/hour specialist who can fix it in one visit. My rule of thumb: don't choose a vendor based on the initial estimate; choose based on total cost of ownership.

8. What's the most common warning sign before a steam system fails?

The one most people ignore: pressure swings during routine use. A steam gen that cuts in and out more often than it used to, a boiler that takes longer to reach operating pressure, or water hammer in the pipes—all of these are early signs. I'm not 100% sure why some facilities ignore these for months, but my best guess is they assume 'it's making steam, so it's fine.'

Another clue: burner noise. If the flame is roaring or the burner starts to hunt, that's not normal. And if you see water droplets in the steam (wet steam), that's a sign of carryover or a failing water level control. By the time the system locks out, you're already in emergency mode.
